District of Squamish Regulatory Process

 

 

PENINSULA SUB-AREA PLAN

A key step in advancing the development on the Squamish Oceanfront is the completion of a Sub-Area Plan for the entire Peninsula. A Sub-Area Plan is a guiding policy document that will be reviewed and passed by District of Squamish Council and will direct and shape land use, building design, parks and open space, transportation and infrastructure. It is an integral part of the overall Official Community Plan for the District of Squamish.

The Peninsula Sub-Area Plan process commenced in 2008. Since that time the District of Squamish has completed a number of critical steps:

  • Phase 1 was completed in July 2008 and involved a technical background review, a series of stakeholder meetings, and a public event to confirm a shared understanding of starting points for planning.
  • Phase 2 focused on filling technical gaps identified in Phase 1, and clarifying community direction on key issues.
  • Phase 3 involved completing and approving the Draft Policy Statement for the Sub-Area Plan. 

Since March 2009, it was deemed preferable to await the completion and approval of the Squamish Oceanfront Business Plan prior to proceeding with the final steps of the Sub-Area Plan. Now that this has been completed, the District of Squamish is working to complete the Sub-Area Plan. The following steps and timing are anticipated:

Draft Sub Area Plan: (November 2009 – March 2010)

  1. Complete the Draft Sub-Area Plan
  2. Formal Public Information Meeting to present the Draft Sub-Area Plan
  3. Technical Planning Committee and Advisory Design Panel Review of the Policy Statement and the Draft Sub-Area Plan 

Final Sub-Area Plan: (April - May 2010)

  1. Create the Final Sub-Area Plan document
  2. Commence the public process to review and approve the Sub-Area Plan

Final SubArea Plan Adoption and Approval: (May - June 2010)

  1. Final adoption of the Sub-Area Plan and OCP Amendment Bylaw

SQUAMISH OCEANFRONT REZONING PROCESS

 

The zoning process for the Squamish Oceanfront will be initiated once the Final Sub-Area Plan has been approved. At this time we expect to seek a comprehensive zoning application for all the lands. This will create individual development parcels and the specific use and development requirements for each. The zoning process will take approximately one year to complete.
